THE BEST HOTEL EVER!! I was nervous because Venezia everything is old and not so clean but this hotel si brand new, the only hotel with actual working air conditioning in Italy after visiting major cities, so clean, service 24/7 which is a plus all the hotels at 5 pm in Italy they all go to sleep, free lugagge storage, free complimentaries, perfect wifi, comfortable couch which is again IMPOSSIBLE to find in Italy. Not one hair in sheets. Its like american service but in Venice!!! The best cant recommend it enough

We loved staying here! Antonella is a brilliant host and greeted us on arrival. It is such a good location away from the madness of San Marco but still convenient for getting around. Lovely to have some outside space too.. We would love to stay here again.

Perfect small place to stay away from the crowds- for the money it’s very good value for Venice and we would happily stay again. It is very easy to reach from the vaporetto stop at Fondamente Nove too. Self check-in also a bonus if you’re arriving late.
